WASHINGTON–Consumer sentiment toward housing was up slightly in April, but down from one year earlier, according to Fannie Mae’s April 2025 National Housing Survey® (NHS).
That survey, which includes the Home Purchase Sentiment Index (HPSI), found that month over month the HPSI increased 1.1 points to 69.2. Year over year, the HPSI is down 2.7 points.
According to the survey, three out of the six HPSI components increased for the month—job loss concern, change in household income, and home price outlook. Those increases were offset by net decreases in selling conditions and mortgage rate outlook. Buying conditions was the only HPSI component with no change in April, Fannie Mae said.
